The B&B Team, Inc. is a full service inn brokerage and consulting firm with offices in Virginia and Maine. We are bed and breakfast inn consultants and brokers who can help you buy or sell a bed and breakfast inn in Virginia, West Virginia, North Carolina, Maryland, and Maine. Our consulting for current and aspiring innkeepers is nationwide. We are Peter Scherman and Rick Wolf. Peter has been an exclusive inn broker and consultant since 1993, and Rick, as former owner of Captain Fairfield Inn in Kennebunkport, Maine, brings a wealth of innkeeping and consulting experience in addition to his corporate career in marketing and brand development. Services for Real Estate Brokers

The B&B Team, Inc is licensed as a real estate brokerage in Virginia, West Virginia, North Carolina, Maryland, and Maine, which allows full service brokerage anywhere in those states. We are also REALTORS®, and proud of our association with the Code of Ethics. For real estate professionals in these states, this means that if you have a lead on someone looking for a bed & breakfast and can't find an inn for them, send them to us. We'll help you help them, and pay you for the privilege! To real estate professionals in the rest of the country who are looking for someone to whom to refer their clients, referrals are paid out-of-state as well. And if you're looking at an inn or bed & breakfast listing that you're unsure how to handle, The B&B Team can work with you to enhance your opportunity of success through a wide range of consulting services, which are similar to those we provide to innkeepers. Our continuous desire is to build an ever more effective network of knowledgeable licensees around the country who can be comfortable sending their prized clients on to other professionals in whom they can have confidence.

Agency Policy

We are familiar with agency law as it relates to real estate in Virginia, West Virginia, North Carolina, Maryland, and Maine, though each state operates somewhat distinctly. We can act as seller’s agent, buyer’s agent, dual agent, or as independent contractors. Because buyers typically need our expertise, and we routinely require confidential information to assess their needs, we presume to act as buyer's agents in order to preserve that confidentiality. This will create a dual agency with the sellers we also represent when the buyer wishes to pursue an in-house offering. In all cases, whether for sellers or buyers, we always disclose our relationships in accordance with the respective state laws and explain the options. This rather complicated area of the business is one which we take very seriously. We want you to be comfortable with us and our role. Laws change and customs differ from state to state, so please ask for clarification. We are happy to provide references of clients with whom we have worked as dual agents.
